What is a building contractor?

The responsibilities of the contractor vary depending on the size and complexity of the construction project. In general, however, the contractor will be responsible for providing or carrying out the following tasks: presentation of construction permits, securing the property, management of the workers in the place, provision of temporary materials and public services in the site, providing engineering and surveying functions for the site, elimination of waste left by the construction process, monitoring of workers’ schedules, a balance between project costs and maintaining accurate records regarding finances and the process of construction as a whole.
How a contractor operates?
Before starting a construction project, the contractor must visit and evaluate the construction site. When evaluating the piece of property, the contractor will formulate a price, known as an estimate. The contractors will then assess the cost of all materials, equipment, as well as the cost of labour. After analysing the expected cost of the project, the contractor will deliver to the owner of the building, with an approximate price for the construction process.
After the delivery of the price foreseen for the project, the contractor must prepare the contracts. These contracts will have more details about the budget and the conditions that revolve around the plans and specifications of the project. The contractor must use a professional designer, such as an architect, to better assess the needs of the project. That said, in most construction sites, the contractor will also act as the project engineer or project manager.
